We are a modern and professional building surveying and project management consultancy based in Glasgow. Lomond & Co. has a strong focus on commercial refurbishment projects, insurance reinstatement works, and the provision of technical advice to owners and occupiers on building and leasehold matters.
Founded in 2021 by Malcolm Smith and Rory Cullens, the business now benefits from a workforce with combined experience of over 70 years in commercial and residential property industry, having worked for various market leading building surveying firms, commercial developers, contractors and loss adjusters across the United Kingdom and in Europe.
All members of the team are fully qualified members of the Royal Institution of Chartered Surveyors (MRICS) and hold BSc (Hons) degrees in Building Surveying. Malcolm also holds Insurance Technician status with the British Damage Management Association.
Lomond & Co. is registered with and regulated by the RICS.
Malcolm has extensive experience in delivering tailored project management solutions and providing technical advice for clients across various property market sectors.
Recent instructions have included industrial unit refurbishment and extension projects, complex insurance reinstatement instructions and Cat A and Cat B office fit out works.
With a background in the insurance sector, Malcolm has substantial experience in preparing reinstatement cost assessments, technical claim validation reports as well as the full management of the reinstatement process from inception to completion.
In recent years, Malcolm has also successfully delivered conservation refurbishment projects across several Grade A and B listed properties and has a keen interest in conservation works generally.
Rory focuses on providing advice and assistance to commercial building owners and occupiers, at all stages of the property lifecycle.
This includes technical input and cost advice at property acquisition stage, maintenance and improvement works during occupation, and advice in relation to liabilities upon disposal of the property.
With a specialism in the field of dilapidations, Rory has successfully negotiated over 300 dilapidations claims in his career to date, including complex multi-million pound claims. Whether acting for the Landlord or for the Tenant, Rory has a proven track record of achieving value-for-money in a timely manner.
Rory also has a keen interest in refurbishment, alteration and fit-out projects, delivering added value for clients with an emphasis on sustainable and energy efficient solutions.
Rob is an experienced building surveyor and Accredited NEC Project Manager, with a background in project design and delivery to public sector, healthcare, commercial and industrial clients.
With this cross-sector experience, Rob provides appraisal, technical guidance, design and project management services on insurance reinstatement commissions for clients across the insurance sector.
Rob's expertise allows him to advise landlords and tenants on dilapidations matters, acting in positions on both sides of a claim and successfully negotiating a satisfactory conclusion for his clients.
Rob is interested in historic buildings and his recently delivered commissions include providing technical advice and cost estimation services on a flood damaged Grade B listed dwelling, and investigating timber decay and dry rot to a historic Grade B listed country houseDouglas has over 20 years’ experience in building surveying across commercial, industrial, retail, healthcare and educational sectors.
This includes providing advice to both property owners and occupiers, especially with regard to technical due diligence, dilapidations, schedules of condition, preventative planned maintenance and reinstatement cost assessments.
Douglas has also worked on a variety of refurbishment and fit-out projects in the roles of contract administrator and principal designer, delivering successful outcomes for his clients.
This includes providing advice to both property owners and occupiers, with particular regard to technical due diligence, dilapidations, schedules of condition, preventative planned maintenance and reinstatement cost assessments.
Douglas has also worked on a variety of refurbishment and fit-out projects in the roles of contract administrator and principal designer, delivering successful outcomes for his clients.
Faye is a Chartered Building Surveyor with over 10 years' experience delivering building surveying, contract administration, and project management services across the education, infrastructure, finance, and healthcare sectors. She has a strong track record in defect analysis and has led large-scale survey programmes from initial assessment through to project completion.
Faye has managed a significant portion of a national client's Scottish estate, overseeing compliance works, refurbishments, space improvement projects, landlord consent and an EV charging infrastructure schemes from concept to completion. With a background and experience in condition surveys , Faye has successfully delivered surveys for education and healthcare sector clients, helping institutions plan for the long-term maintenance of their estates.
At the core of Faye's work is a commitment to helping clients understand and maintain their buildings, ensuring they remain fit for purpose both now and in the future.
Faye also brings extensive experience in defect analysis, with a particular specialism in diagnosing dampness and timber decay. Her pragmatic approach helps clients understand the issues affecting their buildings and identify the best solutions to remedy them.
With 18 years of administrative experience, including 8 years specialising in the property, construction and building surveying industry, Rosie is a highly skilled business support professional. Her extensive sector knowledge and proactive approach enable her to provide valuable support to surveyors and project teams throughout the lifecycle of a project.
Her expertise includes preparing fee proposals and engagement letters, producing and formatting reports and specifications, maintaining CRM systems, coordinating project documentation and supporting quality assurance procedures. Rosie also plays a key role in implementing new systems and processes that improve efficiency and consistency across the business.
Through her experience working alongside building surveyors and multidisciplinary consultancy teams, Rosie has developed a strong understanding of the industry's technical, operational and client service requirements. She is committed to delivering organised, accurate and reliable support that contributes to successful project delivery and a high standard of client care.
